How soon can you have my property on the market?

We could have your property listed in one day, however timing is everything. When we put your property on the market, it needs to stand out from the rest of the properties available in your area.

This is your competition. We have one shot at making a great first impression with a potential buyer.

We want our media representation of your property to build excitement and we do this by utilizing the best quality media - pictures, videos, maps and written property descriptions.

It takes time to photograph your property and get the media ready. Typically, we allow 1-2 weeks to get everything prepared for launch.

How are you going to find a buyer for my property?

Most real estate companies do what we like to call "of course" marketing.

"Of course" marketing is what every company does. Exposing your property to buyers on LandWatch, Land.com, Land And Farm, Realtor.com, Zillow, Trulia, the MLS and Facebook.

"Of course" we do that too.

In addition, we produce engaging videos showcasing your property and get it in front of more people through social media and paid advertising.

Most buyers begin their property search online. On a regular basis we create local, value-based videos that attract buyers in their research phase.

Not only are they seeing our educational videos, they are also seeing your property.

Our goal is to make sure that any potential buyer for your property will see it.

How long will my property take to sell?

The answer to this can vary greatly. Many times it comes down to one main factor, price. There are other factors, like market conditions, desirability of the property, marketing and how many buyers your property is exposed to.

What we can tell you about timing is, if your property is priced appropriately and marketed well, it will sell efficiently.

Going with an agent that promises the highest price is not always the best option. The longer a property sits on the market, the greater chance it has to become stigmatized, where buyers ask themselves "what's wrong with it?"

Our job is to prioritize what's most important to you in the sale - many times that means making you the most money possible. We are consistently able to bring top-dollar for many sellers we work with. That starts with pricing appropriately (strong but not too high) and putting together a listing that activates buyer enthusiasm.

Will interest rates affect me?

Increased interest rates have reduced what some buyers can afford. However, buyer demand is still high. You can still anticipate strong demand and a strong sales price. We have not seen demand soften to the extent that prices are decreasing. If we anticipate or see this happening, we will keep you informed.

How much is my property worth?

It sounds broad, but the best answer we can give you is, it varies. Vacant land here in Southwest Wisconsin is selling anywhere from $5,000 to $8,000+ per acre (*this range does not include wetland). There are many factors that determine what your property is worth - location, size, terrain, number of tillable acres, soils and land use/capability. When is the best time to sell?

As land sales professionals, we help you understand what to expect when selling. Usually the best time to sell is when is right for you. We will discuss your individual situation with you to determine timing that works best.

Some properties may be better suited to sell different times of the year. For example, with hunting properties we notice an increase in buyer enthusiasm late Summer, early Fall and late Fall through Spring. This is because hunting season is top-of-mind.

No matter what time of year it is, our job is to get your property in front of the most amount of buyers so you get an offer at the price and terms you want. We list, show, and sell properties year-round.
